In the new triennial assessment roll, which will take effect on January 1st, the average value of single-family homes has surged by 41% in Laval.
In clear terms, the land value of this category of properties has increased by nearly $200,000 over the past three years, rising from $441,000 to $622,300.
This information comes from the 2025-2026-2027 property roll submitted on September 24 by the City of Laval’s Property Assessment Service.
This update of the property inventory reflects the market evolution for the period between July 1, 2020, and July 1, 2023, which is the reference date for the new roll.
Other Categories of Properties
Overall, the value of the real estate portfolio has appreciated by 35.4% compared to the previous roll.
Across all housing units, the residential sector shows an average increase of 37%.
As for the rise in land values for non-residential properties and vacant lots, it stands at 30% and 32.4%, respectively.

Impact on the Tax Bill
In a press release, the City of Laval informs that it will “minimize the impact of these increases in land values on taxpayers’ fiscal charges.”
How? By reducing the tax rates for different property categories while spreading these significant value changes over three years.
Over $100 Billion in Value
Now, the property wealth of the City of Laval exceeds the threshold of $100 billion. In fact, the 153,586 assessed units recorded in the territory total a value of $108 billion.
The residential market alone represents 78% of the total value of Laval’s real estate portfolio.
Finally, since the submission of the 2022-2023-2024 roll, the number of housing units has increased by 4.2%, totaling now 188,718 homes.
